{"id":175691,"date":"2023-05-30T09:11:43","date_gmt":"2023-05-30T16:11:43","guid":{"rendered":"https:\/\/inbusinessphx.com\/?p=175691"},"modified":"2023-05-30T09:11:43","modified_gmt":"2023-05-30T16:11:43","slug":"overall-u-s-mortgage-delinquency-rate-drops-to-all-time-low-in-march-says-report","status":"publish","type":"post","link":"https:\/\/staging.inbusinessphx.com\/?p=175691","title":{"rendered":"Overall U.S. Mortgage Delinquency Rate Drops to All-Time Low in March, Says Report"},"content":{"rendered":"<div class=\"elementor-element elementor-element-141d351 elementor-widget elementor-widget-theme-post-title elementor-page-title elementor-widget-heading\" data-id=\"141d351\" data-element_type=\"widget\" data-widget_type=\"theme-post-title.default\">\n<div class=\"elementor-widget-container\"><\/div>\n<\/div>\n<div class=\"elementor-element elementor-element-d0d76cb elementor-widget elementor-widget-theme-post-content\" data-id=\"d0d76cb\" data-element_type=\"widget\" data-widget_type=\"theme-post-content.default\">\n<div class=\"elementor-widget-container\">\n<p><a href=\"http:\/\/inbusinessphx.com\/wp-content\/uploads\/2022\/02\/Affordable-Housing.jpg\"><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone size-medium wp-image-169612\" src=\"http:\/\/inbusinessphx.com\/wp-content\/uploads\/2022\/02\/Affordable-Housing-300x175.jpg\" alt=\"\" width=\"300\" height=\"175\" \/><\/a><\/p>\n<p><a href=\"https:\/\/www.corelogic.com\" target=\"_blank\" rel=\"noopener\">CoreLogic<\/a>, a leading global property information, analytics and data-enabled solutions provider, today released its monthly <a href=\"https:\/\/www.corelogic.com\/intelligence\/loan-performance-insights\/\">Loan Performance Insights Report<\/a> for March 2023.<\/p>\n<p>For the month of March, 2.6% of all mortgages in the U.S. were in some stage of delinquency (30 days or more past due, including those in foreclosure), representing a 0.3 percentage point decrease compared with 2.9% in March 2022 and a 0.4 percentage point decrease compared with 3% in February 2023.<\/p>\n<p>To gain a complete view of the mortgage market and loan performance health, CoreLogic examines all stages of delinquency. In March 2023, the U.S. delinquency and transition rates and their year-over-year changes, were as follows:<\/p>\n<ul>\n<li><strong>Early-Stage Delinquencies<\/strong> (30 to 59 days past due): 1.1%, unchanged from March 2022<\/li>\n<li><strong>Adverse Delinquency<\/strong> (60 to 89 days past due): 0.3%, unchanged from March 2022.<\/li>\n<li><strong>Serious Delinquency<\/strong> (90 days or more past due, including loans in foreclosure): 1.1%, down from 1.5% in March 2022 and a high of 4.3% in August 2020.<\/li>\n<li><strong>Foreclosure Inventory Rate<\/strong> (the share of mortgages in some stage of the foreclosure process): 0.3%, unchanged from March 2022.<\/li>\n<li><strong>Transition Rate<\/strong> (the share of mortgages that transitioned from current to 30 days past due): 0.5%, unchanged from March 2022.<\/li>\n<\/ul>\n<p>The overall U.S. mortgage delinquency rate declined to a new low in March, buoyed by an exceptionally strong job market. Despite regular news of major layoffs \u2014 particularly in the tech sector \u2014 <a href=\"https:\/\/www.bls.gov\/news.release\/laus.nr0.htm\" target=\"_blank\" rel=\"noreferrer noopener\">April\u2019s 3.4% unemployment rate<\/a> remains near an all-time low, indicating that many workers who recently lost jobs were able to quickly find new positions, enabling them to stay current on their mortgage payments.<\/p>\n<p>Nationwide, serious delinquencies also dropped to the lowest level in more than two decades in March, while foreclosures also remained near a historic low. As in previous months, several metro areas on Florida\u2019s Gulf Coast continue to see elevated serious delinquency rates as a result of the lingering effects of <a href=\"https:\/\/www.corelogic.com\/intelligence\/post-ian-florida-did-the-insurance-market-sink-or-swim-inside-scoop-from-industry-experts\/\" target=\"_blank\" rel=\"noopener\">last fall\u2019s Hurricane Ian<\/a>.<\/p>\n<p>\u201cThe U.S. mortgage delinquency rate fell to a historic low in March, reflecting the lowest U.S. unemployment rate in more than 50 years,\u201d said Molly Boesel, principal economist for CoreLogic. \u201cWhile a slowing economy could cause increases in job losses and mortgage delinquencies, years of <a href=\"https:\/\/www.corelogic.com\/category\/intelligence\/reports\/homeowner-equity\/\" target=\"_blank\" rel=\"noopener\">home equity<\/a> gains will provide borrowers who fall behind on their payments with a cushion.\u201d<\/p>\n<p>\u201cThis equity should protect many homeowners from foreclosures,\u201d Boesel continued. \u201cThere is no current projection that the U.S. foreclosure rate will reach the same level as it did during the housing crisis more than a decade ago.\u201d<\/p>\n<p><strong>State and Metro Takeaways:<\/strong><\/p>\n<ul>\n<li>No state posted an annual increase in overall delinquency rates in March. The states with the largest declines were Alaska (down by 0.9 percentage points) and New York (down by 0.8 percentage points). The other states\u2019 annual delinquency rates dropped between 0.7 and 0.1 percentage points.<\/li>\n<li>In March, 20 U.S. metro areas posted an increase in overall delinquency rates. Cape Coral-Fort Myers, Florida (up by 1.3 percentage points) led, followed by Punta Gorda, Florida (up by 1.1 percentage points) and Bloomsburg-Berwick, Pennsylvania (up by 0.7 percentage points).<\/li>\n<li>All but three U.S. metro areas posted at least a small annual decrease in serious delinquency rates (defined as 90 days or more late on a mortgage payment) in February. The data in this report accounts for only first liens against a property and does not include secondary liens. The delinquency, transition and foreclosure rates are measured only against homes that have an outstanding mortgage. Homes without mortgage <a>liens<\/a> are not subject to foreclosure and are, therefore, excluded from the analysis.
