Creation, one of the country’s fastest-growing real estate development and alternative investment firms, and LGE Design Build, a premier design-build construction firm, announced today the opening of a new $17 million joint headquarters in the Dallas Design District as the two companies surpass the $1 billion mark in their shared Texas commercial real estate portfolio.

Since 2020, the two affiliated companies from Arizona have charted aggressive growth in Texas and currently have more than $280 million in shared commercial real estate projects under construction, totaling 1,854,718 square feet, in Dallas-Fort Worth and Houston and another $503 million is in the pipeline across the state, with more to come. Creation also owns assets in the Dallas-Fort Worth market that are leased to NNN retail tenants, but slated for mixed-use developments with development values exceeding more than $450 million. Additionally, LGE is the general contractor for projects with other developers totaling $77 million and 965,000 square feet, with another $100 million in the pipeline.

The newly opened 32,000-square-foot office recently underwent a massive redevelopment led by Creation, the developer, and executed by LGE, the architect and general contractor. Creation and LGE occupy approximately 20,000 square feet of the building and will lease the additional 12,000 square feet for boutique office, showroom or hybrid uses.

Once inside the office, warm industrial vibes meet a mixture of midcentury modern elements to create a comfortable, elevated environment for close to 40 employees. Amenities include an open floor plan with numerous collaboration spaces and quiet phone pods; custom art that weaves Creation and LGE’s heritage throughout the entire space; a large breakroom fully stocked with snacks and cold-brew coffee on tap; a speakeasy; a 24-hour, 1,700-square-foot fitness center; multi-stall restrooms with showers; an interior library; three conference rooms equipped with state-of-the-art technology and a variety of interior accents such as ground concrete, specialty lighting and custom steel planting. Local artist Haylee Ryan was commissioned to create a series of custom murals on the building’s brick façade inspired by both companies’ passion for creating meaningful spaces and featuring nostalgic photos of well-known architects and their work such as Frank Lloyd Wright, Lina Bo Bardi and Jørn Utzon.

Sellers is the common figurehead between the two Arizona-based affiliated companies. He founded Creation with Bob Agahi in 2018, and today the company’s portfolio includes $4.95 billion of ground-up developments in major growth corridors of Arizona, Texas, California, Colorado, Tennessee, New York and New Jersey. This year, the company will experience even further growth with nearly $1.5 billion in mixed-use office, retail and multi-family projects in the pipeline.

Sellers is also the CEO of LGE that has been a leader in the design-build commercial construction market for close to 30 years. Over the past five years, LGE has experienced impressive growth with a revenue increase of more than 390%. The company has also established a commanding presence as the only large-scale, design-build firm in Arizona and one of only a few in Texas. In the year ahead, LGE has plans to expand its portfolio into California and Colorado, as well as expand into the multifamily sector. This will add to its already diverse set of product offerings that includes industrial, office, retail/restaurant, mixed-use, educational, adaptive reuse and medical.
